The second phase of sales at Sandylands, one of the last pieces of land being developed for residential use in the Kuilsriver area in the Western Cape, has been launched.

The second phase of Sandylands sees 18 units for sale, most of which have two bedrooms and are 54sqm in size. These units are priced from R729 000, including all transfer costs.

This is according to Herbie de Klerk of Jawitz Properties Kuilsriver, who says Sandylands is being developed by Zevdevco on a large piece of land that used to have just one house. Sandylands retains its original name and will comprise 132 apartments in three storey walk-ups once completed.

The second phase sees 18 units for sale, most of which have two bedrooms and are 54sqm in size. These units are priced from R729 000, including all transfer costs.

“Properties sold out in the first phase of development during 2009 and 2010, which made up more than half of the entire development. For those currently being rented out, R5 500 per month is the average rental income,” says De Klerk.

“These are attractive rental returns and we expect buyers will see the value for money at Sandylands as we launch the second phase.”

And demand is certainly there, even from buyers as far afield as the Middle East, he says.

“We’re getting a lot of interest from buyers based overseas. They see the investment potential here, particularly due to Sandylands’ location,” says De Kerk.

Boasting all the trimmings of a security estate, Sandylands has 24-hour manned security and well-kept communal spaces. Both residential and visitor parking is provided, says De Klerk.

Sandylands is adjacent to Langverwacht Plein shopping centre where a brand new Woolworths store will open later this year, close to the sought-after Zevenwacht estates and just a 10 to 15 minute drive from Stellenbosch.

De Klerk says properties offer a choice of modern finishes such as laminate or tiled flooring. Ground floor units have gardens, while floors one and two enjoy ample light through sliding doors that open onto Juliet balconies.

In terms of tenant screening, the process is quite strict. “It’s very hands-on and the screening process is tough, so buyers can be assured of quality tenants here,” says De Klerk.

Kuilsriver is a buoyant market with plenty of demand for both buyers and tenants. Its centrality and the lifestyle offering make it a sought-after home or investment destination.

“As soon Sandylands’ second phase has sold out, we will go into phases three and four. These phases will each offer 12 units for sale, but they may be priced higher due to demand,” says De Klerk.
